A Modern Residential Architecture In Beverly Hills By Architect James V. Coane And Associates

On a small and steeply sloping lot in Beverly Hills, this three story house cascades down the hillside and focus’ on the incredible views of Beverly Hills, Century City, the Getty Center, Santa Monica, and the ocean beyond.

As a residential architect in Los Angeles, many of my influences have been from the great Los Angeles Modern Masters such as Richard Neutra, Rudolph Schindler, Craig Ellwood, and Raphael Soriano..  Neutra and Ellwood have built several of their masterpiece residential architecture in Beverly Hills.

The design of the house is all about catching the view and creating as much open space as possible. The hillside is so steep that there is almost no usable exterior space, so we had to get the most with the building itself, which is a common circumstance for residential architecture in Beverly Hills that’s built on hillsides.  There was also a desire for a bit of visual and acoustical privacy from the street, as the narrow winding road the property is on commonly had sports cars racing up and down its curving view laden path.



A Secluded Zen Garden Courtyard

A private garden courtyard with a trickling fountain was created to peacefully bring visitors into this new Zen-like atmosphere the owner requested.  They wanted us to create “another world of peace and tranquility” beyond the hustle and bustle of the street in front and the City below. They wanted this to be their Beverly Hills Oasis.

Upon passing through the peaceful entry courtyard, one may enter the large top lit entry tower, which provides plenty of wall space for some of the owners art collection.  From this entry tower, it is very easy to understand how the house is laid out.  If one keeps walking through the entry tower, you quickly come to the large  living room, dining room, kitchen space, and outdoor deck.  These are the primary public rooms and are almost all of glass so that when in this large space, on is surrounded by the incredible view of the city below.

Also from this entry tower, one can quickly go downstairs to the movie room and bedroom suites below.

In the main public space, light Maple floors, dark mahogany cabinetry, glass tiles and stainless steel appliances are the material palette.  In addition to expansive glass to take advantage of the views, several skylights are rhythmically punched through the ceiling to bring additional light and detail to the space.

The main exterior balcony is floored with limestone and has minimalist cable rails to again take advantage of the stunning view below.

In the private quarters below, views are also the focal point of each space, with a similar minimalist palette of materials and textures and many of the interior walls stopping short of the ceiling and having transom windows above to link these spaces together.
